Floodplain Management: Located in SFHA zone AE 10
with a design flood elevation (DFE) of 11 feet
NGVD. Floodplain approval for a new elevated SFR
with the following conditions:
1) The finished floor of any habitable enclosed
area must be elevated to or above DFE. The Florida
Building Code changed on January 1, 2018 to
require a foot of free-board for residential
structures.
2) All electrical and mechanical machinery
servicing the building, including the electric
meter, generator, AC and all duct work, must be
located at or above DFE. Grade is at 5.3 feet so
the bottom of all components must be at least 5.7
feet above existing grade. Pursuant to 122-3(f) -
components are required to be placed at the bare
minimum height levels, and it is always
recommended to go higher if possible.
3) Construction must be anchored to resist
flotation, lateral movement and collapse during or
as a result of conditions of the base flood.
4) All materials, components and finishes below
DFE must be flood damage resistant per FEMA
Technical Bulletin 2.
5) Elevation certificate required within 21 days
of establishing finished floor elevation, if not
received, no further inspections authorized.
6) Elevation certificate of finished construction
is required prior to certificate of occupancy.
Must include elevation of electric meter.
7) Structure and stairs must be anchored to resist
flotation, permanent lateral movement, and
collapse during conditions or as a result of the
base flood.
This approval does not deem to confer lawful
status to any unpermitted improvements on this
parcel. Approval of this permit does not guarantee
future permits, unless such permits addressed and
corrected any existing non-conformity - SM per MW

FBC 105.3.2 Time limitation of application. An

proposed work shall be deemed to have been
abandoned 180 days after the date of
filing, unless such application has been pursued
in good faith or a permit has been
issued; except that the building official is
authorized to grant one or more extensions

days each. The extension shall be
requested in writing and justifiable cause
demonstrated.
