YARD SETBACK AREA 10 FEET FROM THE REAR PROPERTY
LINE, NOR 18 INCHES FROM EXISTING GRADE WITHIN 10

Conditional Approval
Structure is in an AE Flood Zone with Base Flood
Elevation (BFE) 9'NGVD29 per FEMA map panel 919K.
Design Flood Elevation is 10' NGVD29.
Permit 19302195 for new wooden accessory shed is
approved with the following conditions:
1. Approval is for the proposed scope of work and
plans ONLY. No other work on this permit.
2. Shed must be anchored to resist flotation,
lateral movement and collapse during or resulting
from conditions of the base flood.
3. All materials, components and finishes below
BFE must be flood damage resistant and not
affected by salt water flooding per FEMA technical
bulletin 2.
4. Must be used solely for limited storage and/or
parking. It cannot be used for habitation/living
space of any kind. Storage should be limited to
items such as lawn and garden equipment, tires,
and other low damage items which will not suffer
flood damage or can be conveniently moved.
5. Must have a minimum of two openings on separate
walls having a net opening area of not less than
one square inch per square foot of enclosed space
to provide for hydrostatic pressure equalization.
The bottom of openings must be within 1 foot of
adjacent grade. Entire opening must be below DFE.
6. Electric requested per site plan and approved
as noted.
7. No temperature control.
8. An enclosure inspection is required prior to
final inspection.
9. Any deviation requires prior Floodplain
approval.
Work in the right of way requires coordination
with the Monroe County Public Works & Engineering
Division. Work performed within the right of way
may require a separate permit or approval in
addition to a permit issued by the Monroe County
Building Department and /or the utilities. It is
the responsibility of the owner to obtain all
required permits before starting work. Failure to
obtain a right of way permit when required may
result in work stoppages or penalties.
