FLOODPLAIN MANAGEMENT APPROVAL PER SF WITH THE
FOLLOWING CONDITIONS: Application for a two-story
single-family residence located within a Special
Flood Hazard Area, a Mapped Repetitive Flood Loss
Area and within a FEMA designated AE-8 flood zone,
with a Design Flood Elevation (DFE) of +9-ft NGVD.
The natural grade elevation is +5.5-ft NGVD (by
survey), placing the DFE +3.5-ft above grade. A
wet-floodproofed 286-sf below-flood enclosure is
proposed.
The first finished floor is intended for an
elevation of +16.2—ft NGVD; the first finished
floor of the lower vertical addition is +9.1-ft
NGVD.
Floodplain approval for a two-story single-family
residence with the following conditions:
The finished floor of any inhabited enclosed area
must be elevated to or above DFE.
All electrical and mechanical machinery servicing
the building, including the electric meter, AC and
all duct work, must be located at or above DFE;
excepting for a single 110v GFI protected outlet
and light switch on its own separate electrical
circuit.
Construction must be anchored to resist flotation,
lateral movement, and collapse during or as a
result of conditions of the base flood.
All materials, components and finishes below the
DFE must be flood damage resistant per FEMA
Technical Bulletin 2.
An Under Construction phase Elevation Certificate
is required within 21 days of establishing the
first finished floor; and if not received no
further inspections authorized.
A Finished Construction phase Elevation
Certificate demonstrating floodplain compliance is
required prior to certificate of occupancy being
issued. The E/C must include elevation of electric
meter in Comments section.
Structure and stairs must be anchored to resist
flotation, permanent lateral movement, and
collapse during conditions or as a result of base
flood conditions.
Foundation walls for the 268-sf lower-enclosure
must be flood vented in accordance with Monroe
County Floodplain Ordinance with a net opening of
one (1) square inch for every square foot of
enclosed space. Enclosure must have a minimum of
two openings on separate walls having a net
opening of not less than one (1) square inch per
square foot of enclosed space. The bottom of
openings must have a height within 1 foot above
the adjacent grade or interior floor. The entire
opening must be at or below Base Flood Elevation
(BFE).
Usage of the enclosed areas below the Design Flood
Elevation will be strictly limited to: minimal
storage, parking and access to higher levels; with
all forms of human habitation strictly prohibited.
Plumbing, mechanical, electrical appliances are
prohibited. Electrical wiring below the Design
Flood Elevation is limited one 110V electrical
outlet, one light switch and one overhead light;
all of which will need to be on electrical
circuits independent of those feeding sections of
the structure above the DFE. All construction must
utilize flood-resistant materials as specified in
FEMA publication Technical Bulletin 2, Flood
Damage-Resistant Materials Requirements.
A final flood ventilation inspection is required
prior to Certificate of Occupancy. All work on
enclosure must be completed and enclosure must be
empty of all but permanent elements in order to be
