Floodplain Management: Located in SFHA zone VE 11
with a design flood elevation of 12 feet NGVD.
This permit is to replace vinyl siding and soffit
with Hardie siding/soffit. Post FIRM modular SFR
with the elevated portion at the correct elevation
per EC on file. All structures are subject to the
regulations concerning substantial damage and
substantial improvement(SI/SD), otherwise known as
the 50% rule. Substantially damaged structures are
required to be brought into full compliance with
floodplain regulations found in the Monroe County
Floodplain Ordinance and the Florida Building
Code. Residential structures must be elevated to
or above the base flood elevation as well as meet
all other applicable building and zoning codes
should repairs exceed the 50% threshold.
For structures located in the Flood Zones
requiring repair permits, construction costs that
exceed 25% of the appraised or adjusted building
value of the structure must be submitted with
permit applications detailing all construction
cost of materials, labor, demo and any repairs
done by Grants (STEP) or volunteer organizations.
Applicant must also submit Notarized SI/SD
affidavits and a cost-breakdown/estimate from a
licensed contractor. This parcel has total permit
values pertaining to the structure of $88,462.00
bringing the SI/SD to 47.3%, which is deemed
non-substantial - Building Official Memorandum re:
Records Retention 3.8.18. Cost breakdown/contract,
and affidavits received and in file.
This approval does not deem to confer lawful
