PERMIT APPROVAL FOR INTERIOR DEMOLITION OF LOWER
ENCLOSURE FOR FEMA COMPLIANCE, AS PER APPROVED
PLANS.
FLOODPLAIN APPROVAL: Located in SFHA zone AE 9
with a design flood elevation(DFE) of 10 feet NGVD
This is a Post FIRM stilt SFR at the correct
elevation that has been cited by Code for an
illegal apartment on the ground level. The
enclosure size may remain as it was permitted
under SFR permit 891-1837 and enclosure permit
89102711.
This DEMO FOR FEMA COMPLIANCE permit for the
ground level enclosed area to include the
following conditions:
1. Demo all interior partitions including closets
and stud walls returning the area to a large
single room of 884 square feet.
2. Demo all plumbing, pipes, waterlines, fixtures,
cabinets and counters. Remove or concrete over any
exposed plumbing.
3. Demo any air conditioning component that is
servicing the enclosure and repair the location.
4. Demo all furniture and appliances
5. Demo any wall finish such as drywall or
paneling on the remaining walls at least to the
design flood elevation of 10 feet which is 6.5
feet above grade.
6. Remove or elevate all remaining electric at
least 6.5 feet above grade with the exception of
light switches and one GFI, which may be below the
base flood elevation
7. Install a minimum of 884 net square inches of
flood venting in the remaining exterior walls.
There must be at least 2 vents and all vents
cannot be located on the same wall. The bottom of
the vents can be no higher than 12 inches above
grade. If louver covers are applied, additional
venting could be required.
****Prior to closing this permit, a 157 FEMA
Compliance inspection must be performed and this
final inspection must includes detailed photos of
all the items noted above. These photos must be
forwarded to the Floodplain Coordinator for final
approval- MW
THE PLANNING DEPARTMENT DID NOT REVIEW THIS
APPLICATION. FOLLOWING THE DEMOLITION, THERE MAY
BE DEVELOPMENT AND/OR LAND USE ISSUES ON THE SITE
THAT ARE NO LONGER IN COMPLIANCE WITH A COUNTY
REGULATION(S). APPROVAL OF THIS PERMIT DOES NOT
DEEM ALL REMAINING DEVELOPMENT AS CONFORMING AND
DOES NOT PROVIDE ANY VESTING TO EXISTING
REGULATIONS.
ANY REPLACEMENT STRUCTURES MUST BE BUILT IN
COMPLIANCE WITH APPLICABLE REGULATIONS WITH ALL
APPLICABLE REGULATIONS OF THE MONROE COUNTY CODE
AND MONROE COUNTY COMPREHENSIVE PLAN AT THE TIME
OF DEVELOPMENT APPROVAL. IF A PRINCIPAL STRUCTURE/
USE IS SUBJECT OF THE DEMOLITION PERMIT, ANY
ASSOCIATED ACCESSORY STRUCTURE/USE MUST ALSO BE
DEMOLISHED AND/OR TERMINATED UNLESS WRITTEN
PERMISSION STATING OTHERWISE IS PROVIDED BY THE
PLANNING DEPARTMENT. THE GROWTH MANAGEMENT
DIVISION RESERVES THE RIGHT TO REQUIRE THAT
REMAINING DEVELOPMENT BE BROUGHT INTO COMPLIANCE
THROUGH THE PROPER APPROVAL PROCESS OR TERMINATED
UPON FUTURE DISCOVERY. IT IS RECOMMENDED THAT IF
THE PROPERTY OWNER SEEKS TO REPLACE THE
DEVELOPMENT TO BE DEMOLISHED WITH LIKE
DEVELOPMENT
THAT THE PROPERTY OWNER CONTACT THE PLANNING
