This is a Post FIRM stilt nonresidential building.
There is no elevation certificate submitted or on
file demonstrating the finished floor is at or
above the DFE of 10 feet. There may be other
nonconformities as well. Nonconforming structures
are subject to the substantial
improvement/substantial damage(SI/SD) regulations,
more commonly known as the 50% rule. This permit
for renovations to the structure, in the amount of
$108,006 represents a 42.5% improvement which is
close to the substantial threshold but can be
permitted. Per our policy, any such repair or
improvement that exceeds 25% requires that the
contractor submit a notarized affidavit and cost
breakdown for the work. Copy of contract as well

Reviewed changes to plan. Contacted T. S. Neal
architects to discuss changes of plans regarding
ADA ramp requirements for the Business portion of
the building. Architect decided that the whole
building will be designated as a mercantile to
alleviate the ADA ramp requirement for the
business portion of the building. Architect will
furnish changes with 8X11 submissions.
