• All documentations, including but not limited to
• corrections, revisions, clarifications, or
• engineering letters, must be submitted to an
• appropriate Building Department location.
• PERMIT APPROVAL FOR 1200 SF INTERIOR AND EXTERIOR
• REMODEL/REPAIR AS PER APPROVED PLANS.
• WORK TO INCLUDE: REMOVE AND REPLACE WINDOWS AND
• DOORS AND INSTALL HARDIE SIDING
• NO ELECTRIC OR PLUMBING THIS PERMIT
• FLOODPLAIN MANAGEMENT APPROVAL: Located in SFHA
• zone VE 11 with a design flood elevation(DFE) of
• 12 feet NGVD
• This is a Post FIRM Stilt SFR. There is no
• elevation certificate on file that demonstrates
• the bottom of the beam is at or above 12 feet
• NGVD. Thus it may be nonconforming to the current
• elevation requirements, subjecting it to the
• substantial improvement/substantial damage
• regulations, more commonly known as the 50% rule.
• There is also a nonconforming ground level
• enclosure. There may be other nonconformities as
• well, such as meter and AC elevation. This permit
• in the amount of $26,000, combined with concurrent
• permits 18105251 and 18104320 total $132,327. The
• Building Official has approved a private appraisal
• based on the condition of the home prior to
• Hurricane Irma and which gives a depreciated value
• of $487,878. The three permits combined represent
• a 27.1 % improvement which is deemed
• nonsubstantial. No work requested or authorized to
• the ground level enclosure. Approval of this
• permit does not guarantee future permits should
• the structure be determined to be substantially
• damaged, unless such permits addressed and
• corrected any existing nonconformity- MW
• PER THE FLORIDA BUILDING CODE: ALL WINDOWS & DOORS
• MUST HAVE THE AFFIXED PERMANENT LABELS PROVIDED BY
• THE PRODUCT APPROVAL HOLDER. THE LABELS MUST NOT
• BE REMOVED PRIOR TO THE FINAL INSPECTIONS OR A
• CERTIFICATE, IF APPLICABLE. APPROVED SITE SPECIFIC
• DESIGN PRESSURES AND MANUFACTURE SPECIFICATIONS
• MUST BE ON SITE FOR INSPECTIONS.
• IF LABELS ARE REMOVED, THE INSPECTION WILL FAIL.
• Work in the right of way requires coordination
• with the Monroe County Public Works & Engineering
• Division. Work performed within the right of way
• may require a separate permit or approval in
• addition to a permit issued by the Monroe County
• Building Department and /or the utilities. It is
• the responsibility of the owner to obtain all
• required permits before starting work. Failure to
• obtain a right of way permit when required may
• result in work stoppages or penalties.
