This is a post FIRM Stilt single family residence
that is at the correct elevation. There may be
some nonconformities. All structures are subject
to the Substantial Improvement/Substantial Damage
regulations, more commonly known as the 50% rule.
This house was inspected for Substantial damage on
10/16/17 and deemed substantially damaged.
Substantially damaged structures are required to
be brought into full compliance with floodplain
regulations found in the Monroe County Floodplain
Ordinance and the Florida Building Code.
Residential structures must be elevated to or
above the base flood elevation as well as meet all
other applicable building and zoning codes.
However, the owner has submitted affidavits and
cost breakdown indicating that this permit for
$13,477 combined with roof permit 17105793 for
$29,900(actual cost per owner) total $43,379 and
represent a 15.4% improvement which is
nonsubstantial. Approval of this permit does not
guarantee future permits should the structure be
determined to be substantially damaged, unless
such permits addressed and corrected any existing
