PLANNER STEVEN BIEL) HIS CONCLUSION READS: IT APPEARS
THE SITE IS BEING USED AS A COMMERCIAL
RETAIL BUSINESS AND AS A STORAGE YARD THAT IS AN
ACCESSORY USE TO THE COMMERCIAL RETAIL COMPONENT OF THE
BUSINESS. THE STORAGE YARD CLEARLY
EXCEEDS THE 25 PERCENT OF THE TOTAL AREA OF THE PARCEL
(IT APPEARS APPROXIMATELY 46% OF THE PARCEL IS BEING
USED AS STORAGE). THEREFORE, A MINOR
CONDITIONAL USE PERMIT WOULD BE REQUIRED IN ORDER FOR
THE EXISTING STORAGE TO REMAIN. SETBACK REQUIREMENTS
WOULD HAVE TO BE MET AS PART OF A MINOR
CONDITIONAL USE PERMIT. IN ADDITION, IT APPEARS THE 20%
