OWNERSHIP. IT IS VACANT WITH STRUCTURES ( OFFICE
BUILDING IN FRONT AND RESTAURANT IN REAR BY WATER) A
DILAPIDATED (LEANING) TIKI HUT WITH ROTTEN DECK. THE
MANAGER OF THE ROCK HARBOR CLUB CONDO (NEXT DOOR)
STATED THAT ON WEEKENDS, PARTIES TAKE PLACE, AND
BOATERS ARE USING THE PROPERTY LEAVING TRASH, BOTTLES,
CANS, ETC. LOTS OF GARBAGE BAGS, BUCKETS, LOTS OF
BROKEN GLASS ON SITE. SIGNS OF DUMPING GOING ON WITH
PILES OF HOUSEHOLD ITEMS IN LARGE PILES. PROPERTY IS
VERY OVERGROWN WITH THICK BRUSH, TALL GRASS, AND WEEDS.
BRANCHES, TWIGS, PALM FRONDS LITTERED THROUGHOUT. THE
(SEWER TREATMENT PLANT) CONCRETE STRUCTURES HAVE NO
COVERINGS AND COLLECTING WATER. LADDER ACCESS MAKING IT
UNSAFE. THE WOODEN DOCK AND DECK AROUND THE RESTAURANT
STRUCTURE ARE MISSING PLANKS, HOLES WHERE GAS PUMPS
USED TO BE. VERTICAL RAILING PIECES ARE MISSING MAKING
GAPS. DOORS HAVE BEEN RIPPED OFF EXPOSING INTERIOR OF
REST. STRUCTURE. MOST ALL WIRING IS GONE WITH EXPOSED
ELECT. BOXES AND PIPING. THERE MAY VERY WELL BE SOME
SQUATTERS ON THE PROPERTY WITHOUT PERMISSION.
ACCORDING TO THE SHERIFF'S OFFICE, MANY ALTERCATIONS
AND ARRESTS HAVE TAKEN PLACE.

GAVE HEALTH DEPT. COPIES OF PHOTOS SHOWING STANDING
WATER IN ABANDONED SEWAGE TREATMENT PLANT. HAVE NOT
HEARD ANY REPLY AS OF YET.

RECEIVED A CALL FROM RALPH SANCHEZ (REALTOR IN KEY
WEST) HE WILL BE CONTACT FOR THIS CASE. STATED THIS
PROPERTY IS BEING SOLD AND CLOSING IS THE END OF
NOVEMBER. NEW OWNERS HAVE BEEN WORKING WITH THE COUNTY
(PLANNING) ON THE DEVELOPMENT OF THIS PROPERTY.
EXPLAINED THE VIOLATIONS AND ASKED THAT THE PROPERTY BE
CLEANED OF ALL TRASH & DEBRIS.TO MOW PROPERTY AND TO
SECURE THE LIDS ON THE SEWAGE TREATMENT PLANT.WILL
CALL ME TO DO REINSPECTION FOR COMPLIANCE. WILL DEAL
WITH THE UNSAFE ISSUES (MISSING DOCK PLANKS AND RAILING
SPINDLES) WHEN PROPERTY IS IN NEW OWNERS NAME. MR.
SANCHEZ STATED THAT MOST LIKELY THE STRUCTURES WILL BE
DEMOLISHED.

MET WITH OWNER AND REALTOR (SANCHEZ) ON SITE. TOOK
PHOTOS SHOWING ALL GARBAGE, TRASH, BROKEN BOTTLES,
PLASTIC BAGS, ETC. HAVE ALL BEEN REMOVED. STRUCTURES
HAVE BEEN BOARDED UP AND NO TRESPASSING SIGN ERECTED.
PROPERTY HAS BEEN MOWED AND LIDS HAVE BEEN SECURED ON
THE TANKS OF THE SEWAGE TREATMENT PLANT. THE PROPERTY
IS EXPECTED TO CLOSE NEXT WEEK (NEW BUYER) . EXPLAINED
TO GENTLEMEN, THAT A NEW COURTESY NOTICE WILL GO OUT
TO THE NEW BUYER IF THE OTHER VIOLATIONS ARE NOT TENDED
TO WITHIN A REASONABLE AMOUNT OF TIME. IF PROPERTY DOES
NOT SELL THEN THE SAME GOES FOR THIS PROPERTY OWNER.
WILL CLOSE THIS CASE AND PUT PHOTOS IN THIS FILE
SHOWING THE COMPLIANCE STATED ABOVE.
